CONDOMINIUM ASSOCIATION NO. 1

Committee Assignments for Calendar Year 2009

 

 

Recreation Area & Janitorial Services: SLOUGH (Rec.Area) & POCKEY (Janitorial Svc)

Monitor three pool area facilities, and standards for janitorial services provider, collaborate as needed..

 

 

Broward Security Nightly Patrols: WATERS & CUOLAHAN                                  

Establish policies and procedures. Monitor Broward Security performance. Regulate towing of vehicles not in compliance with established board policies. Investigate, track and coordinate with BSO complaints involving incidents where police response was required. Collaborate as needed. Report to the Board as needed.

 

 

Information Outreach & Publicity: KELLER /SHOLINSKY/CUOLAHAN 

Disseminate to owners of record information on issues relating to Condo Assoc. No.1 via web site, bulletin boards, building postings, and periodic flyers, newsletters, etc.

 

 

Orientation/Interview:            KELLER & POCKEY

Meet new purchasers and lessees. Explain Rules and Regulations. Review systems and procedures for living in Condo Assoc. No. 1; introduce building representatives who may attend the orientation meetings.  Any unit owner may conduct an interview and report to board.

 

 

Compliance & Fining (Three Unit owners, not on board): WATERS/CUOLAHAN
Select owner members, case by case, for the Fining Committee. Chair the meetings. Report findings and recommendations to the Board. The committee consists of rotating three unit owners who vote on each case. The Board member may attend the meetings but does not vote on recommendation.

 

 

Financial & Budget   LAMPERT/SHOLINSKY/CUOLAHAN                      

Liaise with MWI on financial and Annual Budget preparation and concerns. Review data presentation. Conduct periodic explanation sessions for Board members. Report on finances at Board meeting. Evaluate and improve, where possible, accounting classifications and procedures to assure clear understanding.

 

 

Landscaping, Gardening, Beautification:  PLAGER & SLOUGH

Monitor level of owner satisfaction with property appearance and maintenance. Liaise with MWI’s supervisors as well as with Max Garcia.  Evaluate any proposed enhancements from a cost effectiveness viewpoint. Report to Board.

 

 

Liaison Committee for Building Representatives: POCKEY with Wilson LCAM            

Chair monthly Condo Representatives Meetings. Bring Board news to Reps. Relay Rep reports, suggestions, recommendations, and complaints to the Board. Follow for completion of related work orders.

 

 

Contractors Review, Vendors Review, & Misc. Service Providers Review: KELLER/JOBRACK

Perform review of contractual arrangements as directed by the Board.

 

 

Legal Reviews and Consultations with Counsel: Input (Wilson) CUOLAHAN/POCKEY

Consultations may be by telephone, by letter, by document referral; most will be covered by attorney/client confidentiality.

 

 

Concrete Restoration Condos #1 through #5: SHOLINSKY/POCKEY/JOBRACK

 

Monitor all phases of Concrete Restoration Project including selection of project’s structural engineer, evaluation of bids, selection of implementing contractor, reporting periodically to Board as work progresses.

 

 

Committee on Maintenance: SHOLINSKY/JOBRACK/CUOLAHAN

 

 

Review and monitor maintenance procedures and make recommendations regarding work order system changes and follow up at Rep Meetings.

 

 

Note

 

Committee memberships are by appointment. First named board member is the chairman; second person is the alternate. Committees are tasked to investigate, research, recommend and report findings to the Board. Committees are “Executive Committees” i.e. not empowered to take decisions. All decisions are by a quorum of Board members at regularly scheduled board meetings or at special meetings as may be called when necessary.

 

(*) At the February 24, 2009 board meeting member Jobrack withdrew from service on the Fining and Compliance Committee. Ray Waters and George Cuolahan will assume this service.
