Manager’s Status Report

Townhouses:

Carports:

The carports are being slowed by the City Inspectors (waiting on them) but they continue to move along and, hopefully, this work will be completed shortly.

 

Painting:

The pictures of the townhouses with the proposed color change were sent out to be copied so that we will be able to mail a good picture to the unit owners to vote on.  I’m expecting the copies to be back at the end of the week.  

 

Fairways:

The re-roofing is underway at buildings #3145 and #3155.  The roofers will be completed this week as well as the air conditioning work.

 

Concrete Restoration:

We have run into a problem concerning the column work at the units.  These repairs were removed from the specs due to a misunderstanding.  It appears that we will already have  a change order to the contract before we get started.  I am sure Art will have more to report regarding this issue.

 

Sprinklers:

Pam will be providing me with a report on how much time she and her crew have spent 400 hours on irrigation this past month for this meeting.   For the May 26th meeting I intend to bring a detailed report as to where each time clock is located on the property and at the June 9th meeting a report will be turned in as to the zones and the times these clocks are set for.

 

A.C.T. Employees:

The janitorial staff would like to take some time off for vacations (vacations are not addressed in the contract).  If A.C.T. has to replace a person who is on vacation, then that person will not be paid for their time off.  If the other employees cover for the person on vacation, then they could go on vacation and still be paid.  This is up to the Board.   A.C.T. will do whatever the Board wants to do. 

 

Water Restrictions:

Currently, the water restrictions allow us to water two days a week.  South Florida Water Management is considering going to one day a week watering.  Should they do this, it will be very difficult to keep the landscaping (plants and flowers) alive.  If they do it, hopefully, it will only last a short period of time.  Once agin, it might be wise to hold off on future plantings until this dry spell passes.
